1960’s Kitchen Update Project Overview

A small 1960’s home in need of an update. This original kitchen was lacking in counter space and storage. It was a small kitchen and the owner did not want to expand it. The goal was to maximize the counter and storage space while keeping the original footprint.

We moved the fridge across the kitchen and added a tall cabinet for storage. We also removed the wall oven and installed a range. This added about 5 feet of countertop space to the kitchen and add a ton more storage. Because the home was older we also had to update the electric panel.

The kitchen is still on the small side but it’s much more functional and enjoyable to work in.

Cost Increases

This 1960’s Kitchen Update finished up very close to the original budget. The original Good Better Best budget was just over $40,000. The fixed price proposal was just over $42,000.

During the design process the client decided to add a few things that were not in the origianl budget. We added flooring in the kitchen and in the hall bathroom. We also added a few bells and whistles to the cabinets and updating the electric panel.

During the project there was just one change order. The homeowner decided to upgrade their facuet to a nicer one made by Brizo.

Scope Of Work

This 1960’s Kitchen Update is what we call a “gut renovation” with some minor layout changes. We did not have to move any plumbing other than the icemaker line for the fridge.

There was a good amount of electric work… moving plugs, adding lights and updating the electric panel. The rest was just new cabinets, counters and flooring.

Selections 

Cabinets:

The homeowner chose Bellmont Cabinetry from our “better” cabinet line. Bellmont is the premier maker of frameless cabinets in the US. We love frameless cabinets. They offer a more contemporary look and provide more storage per linear foot than more traditional framed cabinetry. 

Counters

Countertops are from Silestone. The color is call Sygnus. The tops are 3CM thick with a roundover edge profile on the top and bottom. There were instaled by Tim Peachey from Southern Tops. 

Lighting

Ceiling lights are simple 6″ LED Disc lights. The pendants are from Millenium Lighting – Neo Industrial 17″ pendants in Satin Nickel

We also installed undercabinet lighting from Task Lighting and an Angeled powerstip at the end of the peninsula.

Plumbing

The sink is a pretty standard 16 guage stainess steel sink from Kraus. A solid sink but nothing fancy. 

The client originally chose a Peerless Bridge Faucet but after some discussion we recommended against the Peerless brand (they do not last in our experience) so the client upgraded to a Brizo Litze Faucet which is beautiful and will last a long long time. 

Flooring

The flooring in the kitchen and bathroom is a luxury vinyl plank from Happy Feet. The color is Rescue Lake Placid. 

Backsplash Tile 

The backsplash tile is from Crossville. Its a 4×12 in Empress White installed in a 50/50 stagger pattern. The grout is Mapei Biscuit. 

Paint

The client chose to do their own painting on this project.
