Project Overview:

A family kitchen renovation that was the start of family compound. This couple bought 5 acres with an older home and some outbuildings on it with the plan of remodeling the main house then building two more homes for their parents and sibilings.

We don’t build new homes (we recommend Kessler Construction for that so we focused on the existing home, starting with the kitchen which was their main area of concern.

The kitchen was medium size but the layout left a lot to be desired. They did not want to move any walls but did want an island and more storage. We were able to enlarge a closet to fit their fridge and pantry cabinets, leaving enough room for an island with sink and plenty of counterspace on the range wall.

Family Kitchen Project Details

Estimate, Design and Planning

This was the first step in a long term plan to build a compound for the whole family. The kitchen was the priority as it was really outdated and lacked good counterspace and storage. The did not want to move any walls or open the kitchen to the dining room as they liked the private kitchen.

Our initial concept was to move the fridge and install a large island which is what we wound up pursuing in design as well.

Main Issues With Current Space

The kitchen was just outdated and cabinets and counters were worn. The U-shape of the kitchen was also limited in counter space and storage as the large fridge took up a lot of space.

Project Goals

This was going to be their ‘forever home’ so they wanted a space that would growth with their family.

Before: 1080×700 The fridge crowded the doorway and there was not much counterspace next to the range. The breafast area was unused and mostly wasted space.

Family Kitchen Project Costs

Our Process: We start each project with a Design and Budget Consult to create the initial estimate. Then we collect a 5% Design retainer to complete the design, select all the materials and get exact labor costs. At the end of the design process we present a fixed price proposal for the project. 

Initial Estimate:  $102,289

This was the estimate we presented at the end of our design and budget consult. It include a mix of Good and Better selections.

Fixed price proposal: $102,144

the total cost at the end of the design process. About 8% more than the initial estimate.

Reasons for increase/Decrease:

The final fixed price proposal was very close to our initial budget estimate. 

      Change Orders

      We put a lot of effort into design and planning to avoid unexpected change orders. As a result there were no change orders on this project.

          Challenges And Solutions

          There were no major issues on this project. There were a couple of small items that we dealt with: 

          • The island panel for the back of the island was the wrong size and had to be reordered. 
          • 1 drawer front was the wrong size and had to be reordered
          • The handmade light for over the dining room table was shipped in the wrong style. 

          These were all very easy to deal with and did not delay the completing the kitchen so they could start using it. Some of the warranty materails arrived after the kitchen was complete.
