Guest Bathroom Update

Summary

We actually remodeled the guest bathroom and the primary bathroom for this homeowner. We designed both at the same time but then remodelled the primary bath first. Then the guest bathroom a few week later.

This was the original bathroom and was sorely in need of an update. The homeowner also suspected the subfloor might be water damaged upon investigation we determined the whole floor should be replaced.

The project went very smoothly and actually finished 2 weeks ahead of schedule.

Project Goals

Their main goals were to update the look of the bath. Even though it was a small guest bath they wanted it to have a luxury feel.

With small guest bathrooms like this one there is not a lot that can be done with layout changes so we focused on creating a focal point with accent tile in shower and fixtures with a higher end look and feel.

Guest Bathroom Scope Of Work

There are a lot of guest bathrooms similar in size to this one in Tallahassee. It’s a pretty standard 5 ft x9 ft floorplan with a 60″ tub/shower, 36″ vanity and toilet. It’s a compact layout but very functional and efficient.

One thing all bathrooms of this size lack is storage. We like to add floating shelves over the toilet and place an outlet over the shelves so things like electric toothbrushes can be storage away from the vanity countertop, keeping it clutter free. Recessed medicine cabinets are also a great way to add storage to hall bathrooms like this one.

  • Demo Bath – Remove everything
  • new shower valve and diverter, new tub drain
  • Add 2nd plug at vanity
  • Move bath fan over shower and increase size to 100 CFM
  • Remove popcorn on ceiling and Skim coat all the walls smooth
  • New Acrylic Tub
  • New shower fixtures with handheld
  • larger vanity with white quartz top
  • Upgrade toilet – same location
  • new vanity light
  • subway tile with arabesque accent strip

Challenges And Solutions

This project ran very smoothly and finished right on time. One of the advantages to these small guest bathrooms is they are fairly simple and easy to update. Even with the need to replace the rotted subfloor we didn’t expect any issues and we didn’t run into any.

Timeline

We actually completed this project 2 weeks early. Originally we were not sure we could finish before the Thanksgiving Holiday so we planned to complete it afterwards. But things went very smoothly and we were able to finish the week before the holiday.

Budget vs Final Price

The budget for this project was originally $42,038.  The final proposal was for $37,251. About 15% less than anticipated. Both the labor and the material costs came in lower than expected.

Change Orders

While there was some hidden woodrot under the subfloor on this proejct the owner had alerted us to this before hand so we were able to include in the original budget and no change orders were needed on this project.
