Project Summary:

This was our second project for this couple. The first was a kitchen remodel that is still one of our favorites (see that project here). This time around we were tackling their master bathroom.

Their master bath was not only dated but dangerous due to a recessed shower floor and slippery tile. The bathroom was quite large but was not really taking advantage of the space so it still lacked storage, leaving their countertops cluttered.

We gutted the entire space, removing a small linen closet, raising the shower floor, adding a new tub, heated bathroom floors and lots of storage. The project ran smoothly but we did have a few minor delays and change orders from unexpected conditions.

Timeline, Challenges & Solutions

Floor Height Issue

After demo we discovered the exisitng bath floor assembly was much thicker than we expected. In order for the new bath flooring to be flush with the flooring in the bedroom we had to pour a floor leveler across the whole bathroom. This requred a change order and delayed the project by a few days.

Out of Plumb Wall

After demo, when checking the walls we discovered the shower wall was significantly out of plumb and would affect the quality of the wall tile install. We had our crew reframe the wall to be flat and plumb. This also required a change order. 

Minor Issues

  • Two glass shelves broke – during demo they fell off the wall in an adjacent room – we replaced them.
  • Damaged drawer front – possibly damaged by the tile installer – we replaced it.
  • Wrong bath fan – the supplier sent a bath fan with a light kit, we wanted one without a light so we had it replaced

Total project length was 12 weeks

    • Proposed start date: April 2nd, 2024,
    • Actual Start Date: April 2nd 2024
    • Proposed Completion Date: September 6th, 2024
    • Actual Completion Date: September 18th, 2024

The project took two weeks longer than expected. The main delay was the extra work to raise the floor height and fix the out of plumb walls. 

Project Costs

Initial Estimate:  $190,866, Fixed price proposal: $160,744

The final budget was about $30,000 less than the initial estimate. The intial estimate has included new closet organizers and updating the powder room. The client decided to remove these items during the design process.

Change Orders: $3701

The biggest change order was to correct the floor height difference we discovered after demo was complete. We also had a change order to reframe the shower walls once we discovered they were not flat and plumb.
