Project Summary:

Back to back projects. A major bathroom remodel of the primary bath and a more modest remodel of the guest bathroom.

Oddly the original master bath did not have a shower at all, only a large tub. Our clients wanted to update the bathroom so they could stay in their home and enjoy their retirement years.

They also wanted to completely remodel the hall bathroom but after some discussion about their needs we decided a minor update would work and that allowed them to invest more in the primary bath.

Design and Planning

Process: Our initial design and budget consult includes 3D concept drawings and a good better best budget for your project. This gives us a pretty good idea of what the project might look like and help to create a more accurate budget. We also continue to explore options in the design phase.

Initial Estimate

The initial estimate for this project (for both bathrooms) was $117,100

Final Design

Final design for kitchen including moving windows.

Updated Concept: Added island, changed french doors, added windows and opened up living room wall.

Process: After you have approved your initial concept and budget the design process begins, starting with our designers visiting your home. We have between 2-4 design meetings in our showroom to finalize all the details of the project, including a fixed price contract and a detailed project calendar.

Final Budget

After all the design work was done and materials selected the final budget was $128,366 (about $11,200 more than the initial estimate).

Project Challenges

Challenges And Solutions During Construction

There were a few issues on this project, nothing too serious but it did cause some delays.

Hurricane Ian:

Although the project was not delayed by the hurricane, it was a concern for the project manager, who noted that the schedule was “somewhat up in the air” as the storm approached

Plumbing Issue:

During the rough-in plumbing phase, the plumber discovered existing plumbing in the way of the planned linear drain location. This unforeseen issue required the plumbing to be rerouted, resulting in a time and materials change order that was covered by McManus Kitchen and Bath. 

Miscommunication Regarding Door Size

The original plan called for a 32-inch bathroom door. However, the designers changed the plans to a 36-inch door without informing the framing crew, who framed for the smaller door. While still ADA compliant, the homeowner preferred the wider door, so the framing crew reframed the opening to 36 inches

Scheduling Conflicts with the Tile Crew

The tile crew experienced delays due to their busy schedule. They were initially scheduled to start waterproofing on September 10 but had to push back the work to accommodate other jobs
The homeowner was notified of the delay, and the team worked to reschedule the tile work without impacting the overall finishing date. To catch up on the schedule, the crew worked on a Saturday.

Project Timeline

Like most of our project this one started right on time. Though we had a few hiccups along the way we still compelte the project on time.

Total project length (for both projects) was 11 weeks (We finished 1 week later than expected).

  • Proposed project start date: August 19th, 2024

  • Actual Project Start Date: August 19th 2024

  • Proposed Completion Date: October 24th, 2024

  • Actual Completion Date: October 31st, 2024

Summary of Project Costs

Initial Estimate:  $117,511

Fixed price proposal: $128,366

The final budget came about 11,200 over the intial estimate. This mostly came from additional items added to the scope of work like moving the bathroom door and adding a linen tower. 

Change Orders: $2073

There were two change orders during the project. The first was expected… the plumbing labor costs were not finalized when we signed the contract. The final costs were about $1200 more than the allowance. 

The second change order was requested by the client. We orignially chose ‘chair height’ toilets for both bathrooms but after the first one was installed they decided they wanted something even taller. So we ordered two new toilets for them.
