Summary

We updated the primary suite which included the bath and walk in closet. We also updated the guest bath in this beautiful home on Lake Jackson. Later this year we will be updating upstairs bath as well.

The layout for the primary suite was pretty good, we made some small adjustments. The main reason for the remodel was to improve the storage in the closet and update the look of the two bathrooms.

Initial Concept and Budget

How We Start Each Project

We start each new client relationship with a design and budget consult. The design concept we create during that process gives us a good idea of what the final project might look like, though changes do happen during the design process.

Primary Suite Initial Budget

The initial budget for the master bath was $119,000. We did not have an intial budget for the guest bath because they were not planning to update that at the time of the initial consult.

Primary Suite Initial Concept

The main issues in the master bath was a lack of storage and organization. We changed the orientation of the tub so we could install a larger vanity with storage towers and we added custom closet shelving to the closet.

Before: The angled tub took up a lot of space and the closet had very basic wire shelving.

After: By moving the tub we were able to add vanity storage. The closet was also updated with custom shelving. 

Design and Planning

Our Design Process

After the design and budget consult the next step is to approve your initial budget and move into the design process. 

For this project we had 3 design meetings in our showroom to finalize all the details. 

Changes Made in Design

The final design layout was pretty close to the initial concept. The seated vanity was added as were the storage towers at the vanity.

Final Contract Cost

The final cost for this project was $160,000 which inlcuded the guest bath.

Design Work

Master bath design

We initially looked at freestanding tubs but settled on a deck mounted tub for the final design. Deck mounted tubs are less a maintenance and safer that Freestanding ones.

Closet design

We designed the closet in our stock closet line but after some discuss decided that our custom closet line was a better choice.

Project Management and Construction

Pre-construction and Construction Process

Once design is complete the project management team takes over. We have a ‘handover meeting’ to review the final details of your project, including the project schedule.

Then we order all your materials and our warehouse manager inspects them, labels them and stores them in our warehouse. Your project manager arranges permits and updates our subcontractors.

We will send you regular updates during the pre-construction phase to keep you updated.

About 3 weeks before the project starts he will schedule a pre-construction meeting with you at your home.

During construction your project manager is on site every day for quality control, review plans with our installers and trade partners, and to make sure the job site is staying clean and organized.

Project Timeline

The project started right on time. We did have a delay due to the tile begin backordered. We ordered the tile 3 months before it was needed on site but it still has not arrived by project start. The client wanted to move forward with the project anyway but this did add about 2 weeks to the length of the project. Everything else went as expected.

The client requested we order the tile from SeaTile, whom they had worked with before. We believe part of the delay in receiving the tile on time was they SeaTile did not order the tile promptly upong receiving our deposit.  We had a similar issue with two other project where we ordered tile from SeaTile. For this reason we have removed them from our vendor list.

Challenges And Solutions During Construction

Delay in the tile delivery aside the rest of the project ran smoothly. We did have a small issue with replacing the shower fixtures in the guest bath but we resolved that easily by ordering a new shower valve.

Summary of Project Costs

Initial Estimate:  $119,000

The initia budget after the design and budget consult was $119,000 but the guest bath was not included at that time. 

Fixed price proposal: $159,620

This was the fixed price cost at the end of the design process. We added remodeling the guest bath and they upgraded their closet furniture to custom closets. 

      Change Orders

      We try to avoid changes orders as much as we can. They can be disruptive to the project schedule and costly. On this project there were just two small change orders… 1. replacing the diposal in the kitchen, which just happenend to stop working during the bathroom project. 2. We ordered some extra closet shelves at the clients request.
