Project Summary:

This was their client second projects with us. You can read about how we opened up a wall to create more space in their hall bath.

This master bath didn’t fit the homeowner’s daily routine. Our main goal was design for their lifestyle and reduce bathroom clutter.

    • In the master bath there were two sinks, but they only really needed one.
    • That extra sink took up space that could have been used for storage.
    • Counters were always cluttered.
    • The closet in the bathroom also didn’t work well.

We added a custom tower cabinet with organizers. We also improved the closet storage. Now, there’s space for clothes and grab-and-go items. Everything has a place. Getting ready each day is easier. Most homeowners focus on how a bathroom looks. They don’t always think about how they use it.

That’s where good design makes a difference. Every decision in this remodel was made with the client’s routine in mind. The space works for them, not against them.

The mirror over the vanity didn’t come in time for the final photos. The original mirror arrived in the wrong color, and the replacement mirror was backordered. Don’t worry if you’re reading this, the client’s dream mirror is installed now!

Timeline, Challenges & Solutions

Material Delays

The shower window and chandelier arrived behind schedule. The client also took extra time picking a mirror. That pushed back installation.

Construction Hiccups

We found a bowed drywall section near the shower entry. It would have looked uneven if left as-is.

The hot water pressure in the tub was also too low. The mixing valve was causing issues.

How We Fixed It: We wrapped the shower entryway in tile to cover the drywall problem. We removed the mixing valve, which fixed the water pressure.

Subcontractor Scheduling

Our go-to tile installer wasn’t available. Some scheduling miscommunications also caused issues.

The client didn’t want the original HVAC contractor. We had to bring in someone new.

How We Fixed It: We adjusted our crew. We made sure the work stayed on track.

The HVAC switch required a small change order, but the client was happier with the new contractor.

Total project length was 2 months 3 weeks

What Caused the Delay:

The project was delayed becuase of material shortages, which pushed back key installations. Weather also caused setbacks, making it harder to stay on schedule. Rescheduling subcontractors added to the timeline, so we had to adjust for availability.

Project Costs

Initial Estimate:  $93,776 | Fixed price proposal: $114,413

The difference comes down largely to changes in labor costs, which can vary. We saw the highest cost variance in selections for tile, the shower and countertops. These are just the kinds of things that can come up as we fine-tune the project to make sure everything’s perfect.

Change Orders: $3,767

Most changes were client requests made after work started.

Countertop & Electrical Updates ($2,177.23) – The client added extra work.

New HVAC Subcontractor ($422.16) – The client requested a different contractor.

New Chandelier ($446.07) – The client picked a new fixture late in the project.
