How much should you invest in your home? It’s an important question that is not all that easy to answer. In this guide we’re going to outline some things to consider and share some common remodeling costs with you for the Tallahassee area. The costs we will outline are based on averages from recent projects we’ve estimated using our Good Better Best estimate system.  



Why Remodel?

Why you remodel is a personal decision but there are some common themes. The National Association of the Remodeling Industry (NARI) recently issued a report on the impact of remodeling. It the report they list a number of reason people remodel:

  • 35% Remodel to update worn out finishes
  • 51% remodelled to increase livabilty or add features
  • 26% said it was just “time for a change

How Much Should You Spend?

Most people will need a budget for their remodel (if budget is not an issue then please call us right away! 🙂 ). Any investment in your home has and ROI (return on investment). That ROI may be easy to figure like how much your home value increases after the remodel or harder to figure, for example, how to do you value the increased efficiency of a well designed kitchen or the safety of a barrier free bath?

When thinking about your budget there are a couple of important things we think you should consider:

Practical Impact: Home Value and Return on Investment 

One rule of thumb that many Realtors would suggest is to spend no more that 25% of the homes value on a kitchen or bath remodel. I would say that makes a lot of sense if you are planning to sell the home within 5 to 10 years.

If you plan on selling your home in less than 5 years then it might not make sense to remodel at all. According to Remodelling Magazine’s Cost vs Value report most kitchen or bathroom remodeling projects have an ROI of about 65 to 75%. So unless your kitchen or bathroom are not functional or extremely out of date you may not see any ROI if you are planning to sell soon.

54% of Realtors recommend a kitchen remodel before selling and 54% recommend a bathroom remodel. But I would take that advice with a grain of salt. If you’re not going to be in the home long enough to enjoy the fruits of the remodel then it may not be a wise investment.

Emotional Impact: Enjoyment and Efficiency

80 to 90 percent of homeowners say they have a greater desire to be home after a major kitchen or bath remodel. They cook more, feel more relaxed, have an increase sense of enjoyment and enjoy entertaining more. 86% to 89% say they feel a major sense of accomplishment when they think of the project.

It’s hard to place a dollar value on personal well being and happiness but it may be a more important metric than just increased home value.

Can You Invest too Much in Your Remodel?

During our estimate process its common to hear something like “we don’t want to make the home too nice for the neighborhood”. While I can appreciate that sentiment it can lead to making decisions that lower the value of the remodel, both the emotional impact and the practical impact. I think it’s important to remember to design for your needs and not worry so much about the neighbors or neighborhood.


About The Remodeling Costs Listed Here

The costs we’ve outlined below are listed in fairly broad ranges. They can be useful in the early stages of planning but to make an informed decision you’ll want to schedule an appointment so that we can create a Good Better Best budget for you.

The costs below are for what we call a ‘gut renovation’ where all the cabinets, countertops flooring and fixtures are removed and replaced with new materials. It can include minor layout changes like adding new lights or changing the cabinet layout but no major changes like moving a wall or relocating plumbing.

What’s Included

These costs include what we consider to be common materials that our customers are asking for. Things like quartz countertops, semi-custom cabinets with organizers and mid range fixtures. They do not include the cost of new appliances.

Kitchen Remodeling Costs in Tallahassee

Small Kitchen Remodeling Costs: $30,900 – $47,300

At typical small kitchen is about 10’x12′ and not have an island. A gut renovation of a small kitchen could cost between $30,000 and $47,000 to remodel depending on the material choices and exact scope of work.

Mid Sized Kitchen Remodeling Costs: $45,900 – 70,700

At typical mid sized kitchen kitchen is about 12’x16′ and has a small island. A gut renovation of a mid sized kitchen could cost between $45,000 and $70,000 to remodel depending on the material choices and exact scope of work.

Large Kitchen Remodeling Costs: $53,600 – 85,730

Large kitchen can vary a lot more in cost since there are a lot more variable. The costs we’ve listed here is for a 16′ x 20′ kitchen with a large island.  A gut renovation of a large kitchen could cost between $53,000 and $85,000 to remodel depending on the material choices and exact scope of work

Bathroom Remodeling Costs

Hall Bathroom Remodeling Costs: $18,000 – $27,000

Hall bathroom remodeling costs are pretty consistent since most hall bathrooms are pretty similar in size. A typical hall bathroom is 5′ x 9′ and has a combo tub/shower, toilet and small vanity. For a budget remodel consider refinishing the tub instead of replacing it and look for an all-in-one vanity instead of a custom vanity and countertop.

Master Bathroom Remodeling Costs: $35,000 – $55,000

Remodeling costs for a Master bathroom can vary a lot in scope of work and cost. A typical master bath is about 10’x12′ and has a separate shower and tub and a two sink vanity.

There are two big trends in Master Bath remodels today. The first is called Aging in Place, which means adding features like barrier free showers and grab bars to the bath in order to accomodate people with different levels of mobility. The other big trend is creating a spa=like experience with things like air baths, heated floors and custom cabinet storage.

Powder Rooms: $7000 – $15,000

Powder rooms are a great place to have some fun with your design. They are small spaces, usually with just a toilet and small vanity. Its  a great place to get a little courageous with your design ideas.

Kitchen Cabinet Refacing Costs

Cabinet refacing is a unique way to remodel your kitchen without the mess and expense of demolition. Your existing cabinets stay in place and are “refaced” by replacing the doors and drawers and covering the cabinet boxes with a 1/4 panel and specialized molding to give your cabinets a whole new look.

Small Kitchen Refacing: $9000 – $12,000

Small kitchen are around 10’x12′ and don’t have an island.

Mid Sized Kitchen Refacing: $12,000 – $15,000

Mid sized kitchen are around 12’x16′ and have a small island.
