They best contractors have spent years creating systems and processes that make their projectg run smoothly and create repeatable resutls. Asking question about their process is a good way to understand how they work.

First Research their website, Google profile and Social Media
You should be able to get a lot of answers there and create some follow up questions to ask on the phone.

 

Some Questions to Ask:

1. Ask about their estimate process. What is included? How long does it take? How accurate are they? Do they review them with you in person or just email them to you? How do we get from an estimate to a fixed price proposal?

Red Flags:
– They won’t schedule an exact estimate time… they say “I’ll call you Tuesday and let you know” etc…

– They promise an estimate in a certain amount of time but are weeks late getting it to you.

– The estimate they send you lacks details and is hard to understand.

2. Ask them about their design process. (or project development process). How do we go from estimate to fixed price propsoal? Do they have a designer or do you need to find one? Do I get 3D drawings? Do you have a showroom? How long does the design process take? How are material selections made? Who orders the materials? Who warranties them ?

Red Flags
– Contractors who suggest you just go to a ‘big box store’ to pick your materials
– A rushed design process
– No detailed drawings
– No detailed material lists or scope of work
– Not making all the material selections before demo starts. 

3. Ask about how they run their projects (project management). Who takes care of ordering and storage of materials, who gets the permits? Is there a written project schedule?  How often do they finish on time? How do they keep you updated? What is the quality control process? What is their final contract like? What is the change order process like? How are daily project updates handled?

Red Flags:
-No written project schedule
– No contract or a short contract that lacks detail 
– Material selections not finalized before construction starts
– No clear, written, change order process
– No clear process for jobsite supervision and keeping you updated
– No detailed drawings (demo plan, framing plan, electric plan, plumbing plan, tile layout, paint colors schedule, etc… ) 

4. Ask about their warranty and follow up process. How long is the warranty? Does it cover labor and material or just labor?  How are minor adjustments handled?  Do I get a warranty packet with manuals and care instructions? Do they have a follow up process after 6 months or a year?
