Project Summary:
This basement project was the first step in a whole home remodel. We updated the basement first so they would have a kitchen, bath and place for the kids to hangout during the complete remodel of the updstairs.

Initial Concept and Budget
We start each new client relationship with a design and budget consult. The design concept we create during that process gives us a good idea of what the final project might look like, though changes to happen during the design process.
Initial Design Concept
The basement was used as a guest room but also a play area for the kids. Big concerns were the ugly drop ceiling, updating the bathroom, adding a door for privacy, the need for an entertainment center.
Initial Budget
The initial budget for this project was $74,295. That budget would eventually increase in design as they decided to add updating the kitchen and investing in some nicer materials.
Design and Planning
Design Challenges & Solutions
Originally we wanted to remove the drop ceiling and add drywall. But during design we discovered there was too much plumbing and wiring in the way and it would be cost prohibitive to move all of it. Instead we replaced the drop ceiling with a much nicer one.

Project Management and Construction
Once design is complete the project management team takes over. They will have reviewed the project details several times during design so they already know what to expect.
We order all your materials and our warehouse manager inspects them, labels them and stores them in our warehouse. Your project manager arranges permits and updates our subcontractors. About 3 weeks before the project starts he will schedule a pre-construction meeting with you at your home.

Challenges And Solutions During Construction
There were a few hiccups on this project…
Challenge 1: Septic Issue
Challenge: After we replaced the toilet it started backing up. We had our plumbers scope the drain and discovered the septic tank was full.
Solution: We had the septic tank serviced.
Challenge 2: Carpet Issue
Challenge: The carpet was not installed correctly on the stairs the first time.
Solution: Flooring America replaced it at the end of the project.
Summary of Project Costs
Initial Estimate: $74, 295
This was the estimate we presented at the end of our design and budget consult. It include a mix of Good and Better selections.
Fixed price proposal: $99,353
Some things were added during design like new countertops and backsplash in the kitchen and adding a door to the basement entrance
Change Orders
We put a lot of effort into design and planning to avoid unexpected change orders. On this project there were a few customer requested changes

- Servicing the septic tank
- Replacing all outlets and switches
- Adding an exterior door to add serparation from the garage.
