Project Overview

This project consisted of two areas. The main focus was the remodel in the bathroom. Featuring a brand new shower, and updated vanity area, and custom built in linen cabinets, this bathroom was a beautiful project for our team to work on. The second area was the kitchen. The only renovation made there was replacing the hood above the range. After a couple of options, the homeowner found a hood they loved that brought their space together!

New Shower

The old shower in this bathroom was a walk in shower that needed some TLC. We replaced it with a new tub, shower glass, shower fixtures, and a custom, built tile niche in the wall.

Built In Linen Cabinet

We love the linen cabinet that was built into the wall behind the shower. We think this is a great mixture of storage efficiency and beauty.

New Mirror Above The Vanity

The angular edges of this mirror make it look like a fresh cut gemstone. This mirror is a bold choice that servers as an eye catching feature of this remodel.

New Hood In The Kitchen

While this is certainly not in the bathroom, we feel the need to highlight it. The hood that was installed in the kitchen is a stunning feature that we feel matches the aesthetic of the room much better that the previous metal one.

Scope of Work

This project consisted of a few separate updates to the bathroom and one smaller update to the kitchen. Starting with the bathroom, the shower was completely torn out and replaced with a tubbed shower with new tile, fixtures, and niches for storage. The vanity area was slightly updated, featuring a new mirror, and art. And finally the built in linen cabinet was removed and replaced. In the kitchen, the only change was the removal and replacement of the hood above the range.

Looking at this timeline, you might be wondering what would cause a two month delay. The main reason for this is that the homeowners decided that they didn’t like the custom made hood that we installed in the kitchen after install was already complete. This meant we needed to find a new hood, order it, and install the new hood. This process took a few months to complete, but in the end, the client got the hood they were dreaming of.

Project Costs

Initial Budget: $33,795.00

Fixed Price Proposal: $36,588.00

Change Orders: $6,190.00

Final Project Cost: $42,573.00

Cost Details

The final contract price of rose just under $3,000 from our initial budget. That was due to the clients selection of materials. Furthermore, our initial budgets aim to be within 5-10% of the final cost and this contract was 8.1% different from our initial budget. The bulk of the cost changes on this project were from change orders (Changes made by the homeowner after the final contract is signed). The biggest change order was $3,000 for a new hood in the kitchen. Other large change orders included $900 for a new bath fan and $830 for new shower fixtures.

Selections

Cabinets

For the linen cabinet, this homeowner went with the Evoke door style from Bellmont’s 1600 line in White paint.

Tile

In the shower, the homeowner chose Daltile’s Color Wheel Classic 3″x6″ tile in semi-gloss white installed in a 50/50 stagger.

Plumbing Fixtures

The new shower system is the Signature Hardware Dolwick Exposed Shower System

Hood

The hood is the ZLine Ducted Wooden Wall Mount Range Hood in Cottage White.
