Make Sure Major Systems are Updated Before Tackling a Remodel

Are You Prioritizing the Wrong Home Improvements?

When most homeowners start thinking about renovations, they jump straight to the fun stuff—kitchens, bathrooms, or that new luxury vinyl flooring.

But what if tackling those first could cost you thousands in unexpected repairs?

Take Care of ‘Boring Stuff’ First

A leaking roof, an outdated electrical panel, or a dying HVAC system can quickly turn into full-blown emergencies—ones that derail timelines, explode budgets, and lead to regret-filled remodels.

In this article, you’ll learn the right order to approach home improvements—based on urgency, protection, and long-term value.

We’ll walk you through:

    • The “Big 5” systems you must inspect and update first
    • How smart exterior maintenance protects your home and your wallet
    • When it makes sense to remodel interiors like kitchens and baths
    • Why working with a designer or design-build contractor is a game changer

Let’s help you avoid renovation regret—and build a better plan for your home.

Ignoring the ‘Big 5’ Home Systems can lead to Surprise Costs

Step 1 – Start with the Big 5 Home Systems

If one of your “Big 5” systems fails, everything else in your home is at risk. Before you touch flooring or countertops, make sure your home’s core systems are sound.

These include:

    • Roof
    • HVAC
    • Water Heater
    • Electrical
    • Plumbing

These are the most likely systems to fail and the most expensive to fix in an emergency. In Tallahassee specifically, I would also add Tree Removal or Tree Trimming – keep trees or tree limbs from falling on your house during a storm.

Delaying repairs here can lead to:

    • Mold or flood damage
    • Fire risk from faulty wiring
    • Insurance claim denials

What Is a 4-Point Inspection and Why Does It Matter?

A licensed home inspector can perform a 4-point inspection, which evaluates the condition of your Big 5 systems. An inspection costs $450 – $600.

If everything checks out—or once you’ve made updates—you can submit the report to your insurance company to lower your homeowner’s insurance premium.

Remodeling is fun and rewarding… but make sure your homes main systems are up to date first.

Step 2 – Protect Your Home’s Exterior

Exterior maintenance isn’t just about looks—it’s about protecting your investment.

Once your major systems are in order, focus on the outside of your home. This includes:

    • Repainting every 8–10 years
    • Pressure washing siding and driveways annually
    • Repairing concrete driveways or damaged walkways
    • Cleaning up landscaping and overgrowth

Fresh paint can prevent wood rot, termite infestations, and even foundation issues from water intrusion.

Plus, strong curb appeal raises your home’s value—and may even inspire your neighbors to upgrade their properties too.

Step 3 – Tackle Interior Upgrades Last

Interior updates come last because they’re rarely emergencies—and they also tend to be more expensive and take longer to plan and execute.

Once your home is safe and secure, then it’s time to think about kitchens, bathrooms, and other cosmetic or comfort-driven updates.

Start with small bathrooms fisrt for a few reasons:

    • Guests use them most
    • They give you a low-risk project to test out a contractor
    • You’ll have a nice bath to use when you remodeling the primary bathroom

After that, you can move to the kitchen or master bathroom—both of which require more scheduling, planning, and experienced trades.

These projects involve plumbing, cabinetry, electrical, and finishing trades working in a tight space—often while you’re still living in the home.

Even a simple Vanity Update Can Make A Huge Difference

Planning Makes Perfect: Use a Master Design Plan

Smart planning can save you tens of thousands of dollars in mistakes and delays. Interior projects especially benefit from a clear master plan.

You can either:

    • Work with a design-build contractor who provides in-house design and construction services
    • Hire a qualified independent designer to guide your layout, finishes, and material selection

Why invest 5–10% of your budget in design?

    • Avoid expensive change orders
    • Prevent mismatched finishes or awkward layouts
    • Streamline communication between vendors and trades
  •

As the saying goes: “Measure twice, cut once.” The right plan gives you confidence—and helps avoid costly do-overs.

Conclusion: Plan Smart, Avoid Surprises, and Protect Your Investment

You now understand that there is a correct order to handling home updates—starting with your home’s critical systems, then securing the exterior, and finally taking on interior renovations like kitchens and bathrooms.

Too many homeowners make the mistake of remodeling in reverse. That leads to costly emergencies, wasted time, and insurance headaches that could’ve been avoided by addressing the essentials first.

If you’re unsure about the current condition of your roof, HVAC, plumbing, or electrical system, start with a 4-point inspection. It’s the fastest way to uncover hidden issues and protect both your home and your renovation investment.

Already past that phase? Then it’s time to start planning your exterior updates or scheduling your interior design consultation.
