A home addition is any structural expansion of your living space, either by building out, up, or converting underused areas into something functional. They typically fall into three categories:

Build Out – Add new square footage (like a bedroom or living room). Common for kitchen additions, bathroom additions and home offices. 

Build Up – Add a second story or room over a garage. Common for guest rooms and home offices. 

Convert Existing Space – Transform an attic, porch, or garage. Great for extra bedrooms, storage, workout rooms or home offices.

5 Common Types of Home Additions

Before you decide to add on to your home you want to check a few things. First check the zoning and set backs for your lot. You can do this online by visiting the Leon Country Property Appraisers Website and search for your property address.

If you do not have a copy of your property survey you should get one. In some circumstances it is also a good idea to do a soil test.

You also want to check with your homeowners assocation and find out what restriction they have, if any. At the very least they will need to approve the changes.

Bathroom Additions or master suire additions are very popular. 

1. Full Home Extensions (Build Out)

What is it? A ground-level addition that adds entirely new square footage to your home. This type of addition is commonly used add a master suites, family room, or expand the kitchen. The can range in size but 300 to 500 sq ft is common.

What does it cost? If no plumbing is needed you can expect costs to start at around $150,000. A kitchen or bath addition can start at $250,000.

Is it the right choice for you?  Home extensions add the most funtional living space and increase home value more than some other options. If you properly has the room and proper zoning is can be a great choice.

Watch out for zoning rules—many Tallahassee neighborhoods require minimum setbacks from property lines, which can affect feasibility.

2. Bump Out Additions

What is it? A mini extension of the home. Often under the eixsting roofline. A great way to add 50-100 sq ft at lower cost. Generally bump outs do not have any plumbing and require little electrical work.

What does it cost? They could be as little as $50,000 but significant bump outs can cost $150,000 plus.

Is it the right choice for you?  If you just need a little extra space like adding a seating area in the kitchen or expanding a laundry room they can be a great choice. The challenge with bump out additons is they can look like afterthoughts if not done properly. 

Check your roof condition and foundation. If your roof is older you may need to replace the whole roof as part of the project.

Closing in a porch can be an easy and cost effective way to add living space. 

3. Garage, Porch or Sunroom Conversions

What is it? Convert a screen porch or sunroom into a heated and cooled space.

What does it cost? at the low end these can cost $50-$75,000 but will cost more if the current foundation is not appropriate for a living space or if you want to raise the floor to match the rest of the house.

Is it the right choice for you?  Porch conversions are probably the easiest way to add storage. When done poorly they can look like a cheap add on and don’t add much value to the home. If done properly they can look like they were always part of the home.

Make sure the foundation is appropriate for living space. and make sure the ceiling height is at least 7 ft (8 ft is better). Often a footer will need to be added to a sunroom, which adds costs. Drainage issues are also common and need to be addressed.

5. Attic Conversions

What is it? If your attic is large enough it can be converted into a spare bedroom or office. If space is tight you can also add dormers to add room and bring in natural light. 

What does it cost? 75K on the low end. They can cost $150K or more. 

Is it the right choice for you?  If you already have a walkup attic this could be a no brainer. 

Where will the stairs go?  This is a common issue when planning to convert an attic.
