What Actually Makes a Bathroom Last
A bathroom is the most demanding room in a house to build. It carries plumbing supply and drain, electrical, ventilation and a constant water load, all inside the smallest footprint in the home.
The things that go wrong in a bathroom are rarely the things you see… they are the hidden details behind the walls and under your floors.
6 Things We Always Want To Get Right
Tile is not waterproof. Neither is grout. What keeps water off your framing and subfloor is the membrane behind the tile and how it is detailed at every corner, curb, niche and penetration.
A shower floor needs a proper pre slope built into the substrate, not faked with extra mortar. Built correctly, water finds the drain every time instead of running under the floor.
Fan size, duct run and exhaust location all matter. We size the fan to the room, use short straight smooth duct, and vent it outside the building rather than into the attic. This is the detail we most often find undersized in older Tallahassee homes, and it is one of the cheapest ways to protect a finished bathroom.
Tile layout looks its best when the walls are plumb and the room is square, so we check both before the design is final. A curbless entry needs the subfloor recessed so the shower floor sits flush with the room. That is framing work, planned up front, which is why it cannot happen in a one day bath install.
You vanity plumbing affects how much usable space you get under the sink. Locating your shower valve so you can turn on the water without getting wet takes forethought. Multiple showerheads can lower water pressure if not planned properly.
Nobody remembers what a bank of four switches does, and crossing the room to turn on the shower light gets old fast. Bathrooms carry more electrical accessories than ever, plus heated floors, towel warmers and smart mirrors.
What we do not do.
We do not install acrylic or fiberglass surrounds over existing tile or tub. Those systems can be a reasonable choice when the goal is a fast, low cost refresh. But they are not good long term solutions.

Per square foot costs are even less useful for a bathroom than a kitchen.

Do You Need a Permit for a Bathroom Remodel in Tallahassee?
Almost always. A bathroom remodel involves plumbing, electrical, and usually ventilation, and any of those on their own trigger a permit and inspections. Moving a wall or changing the floor structure for a curbless shower adds a structural review.
Which office you file with depends on your home’s address. Homes inside Tallahassee city limits are permitted through the City of Tallahassee. Homes in unincorporated Leon County go through Leon County.
Homes in a historic district may have an additional review step before a permit is issued, which is common in parts of Midtown and near downtown.
One thing worth knowing. A remodel done without a permit does not just risk a fine. It surfaces at resale, when an appraiser or inspector finds a bathroom that does not match county records.

Here’s what we know about your neighborhood
Killearn Estates and Killearn Lakes
1970’s – 1990’s Ranch and two story homes. . Solid bones, great neighborhood to invest in.
The bathroom layouts are general function but cramped by today’s standards. Removing a corner tub to expand the shower or add storage is a common remodel. See a recent bathroom remodeling project in Killearn.
Golden Eagle, Rose Hill, Summerbrooke, Bobbin Brook
Gated communities. Larger custom homes where the layout is usually good and major systems are up to date. Usually only minor layout changes are needed but cabinet and counters are worn or out of date.
Remodel focus is usually to install high end or custom cabinets with improved organization and high end countertops. These bathroom are usually large enough to support a freestanding tub as well as large shower. See a recent bathroom project in Rose Hill.
Midtown, Myers Park, Indianhead Acres
Older neighborhoods with unique homes. Some of our most interesting, and technically challenging, remodels are in these neighboroods. Primariyl built in the 1940’s – 1970’s.
Concrete block construction, cast iron drains, outdated wiring, and historic district review considerations are common. Bathrooms are usually small so expanding them is a common request. See a recent Myers Park bath remodel.
Southwood
Primarily in the 2000s and early 2010s as planned communities, which means the homes share consistent construction standards and similar floor plan logic.
Many of the bathrooms in Southwood were constructed poorly and from builder grade materials. They layouts are often good so the main focus is upgrading materials and fixing issues from the initial poor construction. A recent bathroom remodel in Southwood.
Ox Bottom
Homes built from the mid-2000s through recent years, and the bathrooms reflect that. The plumbing and electric are usually up to date and the rooms are a good size, though the layout may need some improvement.

Waverly and Betton Hills
Betton Hills and Waverly Hills are two of Tallahassee’s most established and sought-after neighborhoods, with homes built primarily from the 1950s through the early 1970s.
The architecture tends toward ranch-style and mid-century designs with generous lot sizes and mature landscaping . The older homes can present techincal challenges when remodeling but it’s hard to over invest in these neighborhoods as homes here are sought after. A recent Betton Hills bath remodel.

How Long Does a Bathroom Remodel Take
6 to 8 weeks for most bathrooms. Up to 12 weeks for larger bathrooms where a lot of layout changes are being made.
When Can the Project Start?
The Design process can usually start with a few weeks of your initial consult. The design process typically takes 4-6 weeks.
Then we need to order all your materials, which can take 4 – 6 weeks as well. We don’t like to start a project until we have the materials in the warehouse.
With those factors in mind we usually start new projects between 4 adn 6 months after your initial consult.
Do You Handle Permits
Absolutely. We manage all permits and inspections as part of our process.
Can I stay in my home during the remodel?
Usually, yes — especially for hall bathrooms. For primary bathrooms, we’ll help you plan around it.
Tile, Stone and Fixture Selections in Our Showroom
The material list for a bathroom is longer than most people expect, and each choice interacts with the others.
They are hard to pick from an instagram photo or online store. You need see samples, feel the weight and look at color and texture in person.
Tile.
Porcelain, ceramic, natural stone, glass mosaic, zellige and cement tile all behave differently in a wet room. Some need sealing, some show water spots, some are unforgiving of an out of square wall. We steer these choices based on where the tile is going, not just how the sample looks in your hand.
Countertops.
Quartz, granite, marble and quartzite for vanity tops, shower curbs, benches and thresholds. Marble in a shower is beautiful and it is a maintenance commitment. We will tell you which one you are signing up for.
Cabinetry.
Furniture style vanities, floating vanities, inset and full overlay cabinetry, and the drawer configurations that actually fit plumbing. Bath cabinetry lives in humidity, which changes what construction and finish will hold up.
Fixtures and fittings.
Freestanding and alcove tubs, thermostatic and pressure balance shower valves, multi head and rain configurations, unlacquered brass that will patina, and the trim finishes that will still be available in ten years when a cartridge needs replacing.
Comfort systems.
Heated floors, heated towel bars, steam, integrated niches, and lighting layered for the way the room is used at different hours.
Every one of these is in our showroom as a real sample rather than a photograph, which is the whole reason we have one.
